Legionella Prevention During Shutdown

When your building is fully or partially shut the potential for Legionella bacteria to proliferate is much higher then under normal circumstances. This applies to hotels with lower occupancy than normal. In order to mitigate risk and protect your system from becoming colonised with Legionella bacteria you should consider the following;
  • Enhanced flushing regimes.
  • Minimising stored hot and cold water – consider adjustable float valves in cold water tanks.
  • Increasing hot water temperatures to store water at above the minimum of 60 degrees Celsius required.
  • More frequent checks on hot water system flow and return temperatures. Weekly opposed to monthly is advisable.
  • Review your risk assessment and ensure all recommendations have been actioned. If required consider a new risk assessment.
  • Periodic disinfections/chlorination of domestic hot and cold water systems.
  • More frequent Legionella sampling or TVC testing to follow trends of bacteriological growth.
